Heritage & Conservation Approach
Working within the constraints of a Grade II listing requires a meticulous balance between modern comfort and historical preservation. Our team focused on:
Fabric Restoration: Addressing years of dormancy by stabilizing the internal envelopes while respecting original architectural features.
Sensitive Modernization: Integrating contemporary plumbing, heating, and electrical systems without compromising the structural integrity of the period buildings.
Bespoke Joinery & Finishes: Selecting materials that complement the estate’s rugged border-country character while meeting modern luxury standards.
The Challenge: Revitalising a Landmark
Positioned on the geographic border of England and Scotland, the logistics of the site required precise coordination. Evoke acted as a key partner in the “revival” strategy of the hotel, ensuring that these four cottages serve as a benchmark for the quality of the future hotel-wide refurbishment.
Current Status
While the wider hotel redevelopment is currently in a planned waiting period by the client, the residential Phase 1 stands as a completed testament to Evoke’s ability to handle complex heritage assets in remote, sensitive locations.
