Evoke was appointed to take over and deliver a highly complex residential development on the site of the historic Marquis of Lorne public house in South Wimbledon. The project mandate involves the partial demolition of the existing building and the construction of a new-build structure to yield 9 high-specification apartments (comprising a mix of studios, 1-bedroom, and 2-bedroom units). The defining architectural challenge of this development is the meticulous retention of the pub’s original front façade, ensuring the rich historical character of the SW19 streetscape is preserved while delivering high-density, modern urban housing.

Technical Execution & Heritage Engineering
Taking over a live new-build site requires immediate, seamless project management integration and rigorous quality control. The primary technical elements of this ongoing build include:

  • Complex Façade Retention: Designing and implementing advanced temporary works and structural steel framing to safely secure the historic masonry façade while the primary structure is demolished and rebuilt behind it.
  • Site Rescue & Continuity: Assuming principal contractor duties midway through the project, conducting comprehensive audits of existing groundworks to ensure all structural progress meets Evoke’s stringent safety and compliance standards.
  • Acoustic & Thermal Engineering: Integrating cutting-edge insulation and modern M&E systems into the new build envelope to ensure the 9 residential units exceed contemporary Part L and Part E Building Regulations, despite the integration with a heritage exterior.
  • Spatial Optimization: Precision internal formatting to maximize the Net Internal Area (NIA) behind the retained frontage, ensuring all studio and multi-bedroom configurations offer premium, functional living spaces.
