A Masterclass in Urban Integration & Structural Precision

The Vision Located in the heart of Balham, this flagship project involved the ambitious demolition of a redundant retail unit to make way for a sophisticated, four-story mixed-use development. The objective was clear: create a sustainable, high-density structure that harmonizes with the SW12 architectural landscape while providing premium spaces for retail, leisure, and residential living.

Technical Complexity & Execution

The cornerstone of this project was the installation of 249 tonnes of structural steelwork. Executing this was a significant logistical feat; our team managed the build directly above an active TK Maxx, ensuring zero disruption to existing ground-floor operations or the residential tenants occupying the floors above.

  • Retail & Leisure: We delivered 600 sqm of prime retail space (now home to Superdrug) and a massive 1,500 sqm leisure floor (occupied by Anytime Fitness).

  • Residential Excellence: The upper levels comprise 12 high-specification flats, designed to meet the growing demand for quality urban living.

  • Architectural Synergy: To satisfy stringent planning conditions, we meticulously matched the front-facing tiled roof and brickwork to the adjacent heritage buildings, ensuring a seamless aesthetic transition.

Sustainability & Responsibility

As a modern London developer, we exceeded standard expectations by adhering to:

  • BREEAM Standards: Ensuring long-term energy efficiency and a reduced carbon footprint.

  • Considerate Constructor Scheme: Prioritizing the local community through minimal noise pollution and proactive site management.

Successfully delivered in March 2019, the Balham High Road Development stands as a testament to Evoke’s ability to manage complex “live-site” environments. It is more than just a building; it is a vital contribution to the local economy and a landmark piece of modern London construction.
