In the heart of New Malden’s bustling High Street, a beacon of advancement emerged in the form of an internal conversion of an existing block with a ground-floor commercial and 1st, 2nd, and 3rd floor offices. It marked a significant milestone for the burgeoning construction enterprise, Evoke Design & Build, as they set forth on their inaugural endeavour of grand proportions.
The canvas for their creativity was an existing block, a stately edifice comprising ground floor commercial spaces crowned by three floors of offices. This traditional structure, with its sturdy brick-block framework and hollowcore floors, stood as a testament to the architectural legacy of the area. However, beneath its venerable facade lay untapped potential, awaiting the skilled hands and innovative minds of the Evoke team.
With a vision to reimagine the space into a harmonious blend of modern residential living and historical charm, Evoke undertook a series of structural modifications. Their goal was clear: to maximise the available area for residential purposes while preserving the building’s integrity.
Months of meticulous planning and precise execution followed. Structural changes reshaped the interior, carving out spaces for 19 self-contained flats. The building’s exterior underwent a dramatic makeover, with a new insulated roof and the insulation of existing external walls enhancing energy efficiency and comfort. Secondary glazing added a layer of soundproofing, ensuring tranquilly within. Externally, a rejuvenated facade breathed new life into the streetscape.
But Evoke’s attention to detail extended far beyond aesthetics. The completed project boasted a suite of modern amenities designed to enhance the quality of life for its residents. From fire-rated doors to mechanical ventilation systems, every aspect was thoughtfully considered. Studio flats, one-bedroom, and two-bedroom residences offered diverse options to suit varied lifestyles. Fully fitted kitchens and communal fire alarm systems added convenience and safety, while laminate flooring added a touch of contemporary elegance.
As the final touches were put in place, the New Malden High Street project stood as a testament to Evoke’s commitment to excellence. Completed within the timeline of December 2013 to November 2014, it showcased not only their technical prowess but also their dedication to sustainable construction practices.
Today, nestled amidst the vibrant tapestry of New Malden’s urban landscape, the converted block serves as a beacon of modernity, seamlessly blending heritage with innovation.
