3. Project Scope:

The project involved the complete demolition of an existing retail unit on Balham High Road, followed by the construction of a new four-story steel-framed building. The structure includes:

Ground Floor (Retail): 600 sqm, currently occupied by Superdrug.
First Floor (Leisure): 1,500 sqm, currently occupied by a Anytime Fitness Gym.
Second & Third Floors (Residential): 12 flats.

Construction Details:

  • Demolition and Foundation: The project began with the full demolition of the existing retail unit. Underpinning and new foundations were laid to support the new four-story steel-framed building.
  • Steel Framework: A total of 249 tonnes of steel was erected for the building. The first floor was constructed above an active TK Maxx store on the ground floor, while maintaining residential tenants on the 1st, 2nd, and 3rd floors of the existing structure. This required careful planning and execution to avoid disruption to the occupants and businesses.
  • Roofing: A new tiled roof was installed at the front of the building, with strict requirements to match all levels and finishes to the adjacent building as part of the planning conditions. Additionally, a 100 sqm insulated GRP roof was installed.
  • Brickwork and Finishes:  Full new brickwork was completed, adhering to the design and aesthetic requirements of the area.

Regulatory Compliance:

  • Considerate Constructor Scheme: The project adhered to the standards set by the Considerate Constructor Scheme, ensuring that the impact on the local community and environment was minimized.
  • BREEAM Requirements: The building was designed and constructed to meet BREEAM standards, ensuring sustainability and energy efficiency.
