Project description
Evoke was appointed to lead the extensive internal reconfiguration and structural conversion of a prominent mixed-use block on New Malden High Street. The project involved transitioning three floors of redundant B1(a) office space into 19 high-specification residential units, while maintaining the operational integrity of the ground-floor commercial premises.
Technical Execution & Structural Reconfiguration
The existing building, characterized by a robust brick-and-block envelope with hollowcore concrete floors, required significant structural intervention to optimize the internal NIA (Net Internal Area). Key technical highlights included:
- Fabric Upgrades: Installation of a high-performance insulated roofing system and comprehensive internal wall insulation to exceed Part L Building Regulations.
- Acoustic Engineering: Given the bustling High Street location, a secondary glazing strategy was implemented alongside enhanced floor-to-floor acoustic insulation to ensure internal tranquility and compliance with Part E standards.
- Structural Modification: Precision internal remodeling to accommodate a mix of studio, one-bedroom, and two-bedroom configurations without compromising the primary load-bearing elements.
Fit-out & Compliance
The conversion was finished to a contemporary standard designed for the professional rental and commuter market.
Mechanical & Electrical: Integration of whole-cover mechanical ventilation systems and a fully addressable communal fire alarm system.
Safety: Installation of FD30/FD60 fire-rated door sets and integrated fire suppression measures.
Interior Specification: Bespoke fully-fitted kitchens, high-durability laminate flooring, and premium sanitaryware throughout.
Results
Delivered on an accelerated 11-month schedule, the New Malden project serves as a flagship example of Evoke’s ability to navigate complex urban conversions. The result is a revitalized building that balances its original architectural character with a high-yield, modern residential purpose.
